Three housing stocks, three problems

The post-war centre-entrance Colonials have kitchens that were modest when they were built and have been enlarged once or twice since. The refrigeration usually sits where the old one did, in a run that was resized around it rather than for it.

The mid-century modern enclaves are the interesting ones: slab floors, flat roofs, glass walls and kitchens built into the middle of the plan. A slab means no basement to route a condensate or supply line through, so everything runs in the wall or under the cabinets, and a leak shows up on a finished floor rather than in a cellar.

Then there are the rebuilds — the houses taken down to the foundation in the last fifteen years, replaced with open kitchens carrying paired panel-ready columns, an undercounter unit at the island and often a wine cabinet in the dining room.

What that means for the appliance

Slab-floor kitchens make water the expensive fault. A drain line that ices and overflows in a house with a basement is a nuisance; the same fault over a finished slab reaches the flooring. On those installs the drain and the drip tray get checked whether or not anybody reported water.

The rebuild kitchens fail differently. Two columns in one run, sharing a joinery panel and a plinth, means two condensers pulling from the same pocket of air. When one of them is struggling, both readings look odd, and the diagnosis has to separate them before a part is named.

Nothing is quoted from a symptom over the phone, because a symptom does not tell you which of four causes you have.
